In 2020 the GES Las Vegas and Reno offices were called upon by a new client who was purchasing new properties and needed Phase I Environmental Site Assessments. December of 2021, during another Phase I ESA investigation, the Reno office discovered a tenant who immediately attracted our attention. This resulted in a Phase II investigation in which we learned the tenant was releasing gasoline to the subslab soils over time. Our client required the tenant to fix the problem or leave, resulting in the tenant choosing to relocate.


Fearing the worst, our client contracted us to monitor the move out process making sure all the problems left with the tenant. We asked the tenant hard questions, tracked their move out process over the following month, and requested documentation for the removed environmentally concerning items. GES’ goal was to ensure our client wasn’t left with potentially larger bills or possibly a cleanup that would come with a poor exit. As a result, the tenant needed several weeks to leave properly. Once the space was empty, we provided the client with a list of recommendations to bring the property back to tip top condition.


GES is now the client’s go-to company for environmental site assessments. But we also provide much more. We have become their environmental consultants, called upon for opinions when a potential tenant might cause damage to a property, or when a tenant purchases equipment with a “scary” name becoming the talk of its neighbors, and a professional opinion is required to help those neighbors feel safe.

This client is a shining example of how GES can provide the most value to our clients. They don’t turn to us for reports. Instead, they look to us for opinions in our areas of expertise. This is a greater value. As a result, communication flows freely. Our quality of work is even higher than normal, and our employees are motivated to provide superior services.

When we are able to understand the specific needs and obstacles a client has with a project, we are likely to make our clients more successful. This is the point where we move from a supplier to a consultant. This is baked into our mission statement, and something we strive to accomplish each day.
